The monitoring based commissioning program is designed to further help customers optimize using energy data analytics that these building engineers before, never had access to. Craig Siben If the customer is willing to commit to a process, ComEd will pay 100% of the professional services fees to assist the customer uncover these opportunities. Mark Szewczyk We’re third party managers, so we don’t own the property. So we have to justify the expenses to the owner. We’ve been very successful in selling the ROI to the ownership. Again, no capital outlays particularly R&M expenses, and the yield’s been there. Ron McAdams Chief Engineer 225 N. Michigan To say that there’s been some changes from efficiency standpoint at the property would be an understatement. Craig Siben This project as saved almost 15% of the total energy use in this building. It wasn’t about new equipment. It was all about how to make the control systems work better, and just simply attention to detail and finding ways to optimize. Ron McAdams We actually found out when it was off hours, the building was unoccupied that some of the heat was firing. We added some updated controls, and the heat when it said it was off, it was off then after that. Mark Szewczyk Unfortunately you can’t always see these issues. And that’s what the programs bring to light, what is happening from a data basis. Rick Tonielli Michigan Plaza has been one of our most active participants, not just in retro-commissioning but across the whole energy efficiency portfolio, and they’ve achieved great things in terms of reducing energy usage. Mark Szewczyk Since program year one, 2007, till now we’ve reduced our electric annual costs about $900,000. This is something you really need to consider pursuing.
